CHFA Mortgage Loan Programs
Colorado Housing and Finance Authority (CHFA) offers affordable alternatives to ARMs and interest-only mortgage products. One of our new programs, FHASecure Refinance, is a 30-year fixed interest FHA loan product that may be able to help you refinance your conventional loan(s). CHFA also offers HomeStretch, a 40-year fixed interest conventional loan program, which can be used for refinance or acquisition of your home.
The Colorado Housing and Finance Authority (CHFA) offers many solutions and programs to get you home! Their programs offer:

- Optional second mortgage for down payment and closing costs
- Competitive rates
- Free homebuyer education classes
- A network of qualified, experienced lending partners ready to help you become a homebuyer
Homebuyer education can be obtained in either the classroom setting or by taking the class online. Some mortgage insurance companies provide a reduction in the mortgage insurance premium if you participate in homebuyer education. The online classes will meet all of CHFA’s requirements; however, they may not meet the educational requirements of mortgage insurance companies or other down payment assistance programs. You should discuss this issue with your loan officer to determine which educational setting, online or classroom, will meet the requirements of the loan program in which you are participating.
All first time homebuyers* must take the online or in-person First Time Homebuyer course. Current homeowners who wish to refinance using the HomeStretch program, should take the online Money Management course.
Upon mastery of the course, the borrower will receive a completion certificate. The CHFA online education is meant to be an individual learning experience; therefore, all borrowers must be individually certified, which means each person receiving a loan must complete the appropriate certification course independently.
*A First Time Homebuyer is anyone who has not owned all or any part of the residence in which they lived at any time during the three (3) year period ending on the loan closing date.
